Our Design-Led Renovation Process
Renovating a home is a major investment, and not just financially. The right process doesn’t add complexity; it removes it.
A design-led approach exists so you can:

Every phase is intentionally sequenced, so decisions are made once, well, and at the right time.
Phase one: Discovery & Alignment
The goal: Determine fit, define priorities, and establish a clear path forward.
The process begins with a phone conversation to understand your goals, timeline, and scope. If it feels like a potential fit, an in-home consultation follows, allowing you to walk us through your space, your frustrations, and your vision.
From there, you receive:
- An estimated range of design hours (budget)
- A clearly defined scope of work
- A realistic timeline for when design can begin
Once the agreement is approved, a retainer reserves your place on the schedule, and your project officially begins.
Phase two: Design Planning - Making it Functional
The goal: Solve how your space works before deciding how it looks.

This is the most important phase of the entire project. Your designer develops a space plan that prioritizes:

Phase three: Design Specification – Making it Beautiful
The goal: Choose the details that bring the plan to life.

Once your space plan is finalized, attention shifts to materials and finishes. Options are curated for cabinetry, surfaces, plumbing fixtures, lighting, and flooring, keeping choices manageable and aligned with the rest of your home. Because selections are made after the layout is resolved, decisions aren’t revisited mid-construction. Once selections are finalized:

Phase four: Pre-Construction & Budgeting – Making it Buildable
The goal: Turn design intent into a clear, executable plan.

This phase is guided by our certified Project Management Professional, Renee, who coordinates pricing, scopes, and sequencing before construction begins. “We always knew what the real numbers were before we committed—and nothing felt rushed.” This is where precision matters. Here, the design is translated into detailed drawings and a comprehensive scope of work, so vendors and subcontractors can price the project accurately. Up to this point, the design has been fit within budget ranges. This phase is when the numbers are refined with actual bids from vendors and subcontractors. Your project manager coordinates walkthroughs, answers questions, and compiles real numbers, not allowances or guesses. You receive a fully itemized proposal outlining:

Phase five: Construction Management
The goal: Execute the plan without burdening you with the details.
Once approved, your project manager becomes your advocate and single point of contact. They:
- Handle all orders and deliveries
- Monitor material lead times
- Schedule adjustments
- Trade coordination
- Site meetings
- Quality assurance
Regular updates and walkthroughs keep you informed without requiring you to manage the day-to-day.

Our relationship doesn’t end when construction does. We remain a resource long after your project is complete. We also schedule photography at this point and then check in throughout the year to ensure everything performs as intended. This is also when we happily accept hugs and high-fives. |
